Greenhouse Construction Costs in Iran in 1405 (2026–2027)

Greenhouse construction costs depend on the structure and covering, cultivation method, equipment, floor area and site conditions. Start by separating construction and equipment from site preparation, supporting infrastructure and growing-cycle expenses. Unit prices can be compared only when the area basis and included items are the same.

How much does greenhouse construction cost in Iran in 1405?

The following indicative ranges were supplied by Sadra. The Iranian year 1405 overlaps 2026 and 2027. All prices below are in Iranian tomans, not rials; the price basis is 13 October 2026. These are preliminary budgeting ranges, not firm quotations. Film includes installation. Confirm the area unit, specifications and included work, and state taxes, transport and exclusions in the project quotation.

For a combined delivery package, specify what is included in turnkey greenhouse construction. Read the greenhouse design and construction guide alongside the estimate to coordinate planning and execution.

Cost itemIndicative priceArea basis and scope
Soil-based greenhouse with minimum equipment3.6–4.8 million tomans
Price basis: 13 October 2026
Per m² of greenhouse floor area; the equipment list must be specified.
Hydroponic greenhouse4.8–8.4 million tomans
Price basis: 13 October 2026
Per m² of greenhouse floor area; growing beds and equipment specifications must be stated.
Greenhouse structure2–3 million tomans
Price basis: 13 October 2026
Per m² of greenhouse floor area; section sizes, height and design conditions affect the specification.
Greenhouse film, installation included350,000–450,000 tomans
Price basis: 13 October 2026
Per m² of covering; installation is already included.
Polycarbonate covering600,000–1.2 million tomans
Price basis: 13 October 2026
Per m² of covering; confirm installation and fittings in the quotation.
Heating equipment360,000–3.6 million tomans
Price basis: 13 October 2026
Per m² of greenhouse floor area; this spans different heating methods, not one fixed system.
Fan-and-pad coolingApproximately 480,000 tomans
Price basis: 13 October 2026
Per m² of greenhouse floor area; capacity and system specifications must be stated.

An overall price range does not replace an itemized scope. If structure, covering or fan-and-pad equipment is already included in the total, do not add it again. Reservoirs, worker buildings, grading, utility connections and fencing may be excluded and require separate entries. An older basic price without a defined scope should not be treated as the cost of a complete project.

Greenhouse construction costs by floor area

Multiply the actual greenhouse floor area by the relevant unit-price range. The table below shows that multiplication only. It does not automatically include land purchase or rent, excluded infrastructure, taxes, excluded transport or growing-cycle expenses. Where the greenhouse structure occupies less than the land area, use the structure’s floor area.

Actual greenhouse floor areaSoil-based with minimum equipmentHydroponic
1,000 m²3.6–4.8 billion tomans4.8–8.4 billion tomans
3,000 m²10.8–14.4 billion tomans14.4–25.2 billion tomans
5,000 m²18–24 billion tomans24–42 billion tomans
One hectare of structure: 10,000 m²36–48 billion tomans48–84 billion tomans

Price basis for all amounts in this table: 13 October 2026.

Calculation: construction amount = actual greenhouse floor area × the corresponding unit-price range. For example, the structure alone for 3,000 m² is 6–9 billion tomans, using the same price basis. This is a component of construction; do not add it again if already included. Listing 1,000 m² is not a recommendation that this size suits every commercial project.

What determines greenhouse structure costs?

The structure range uses greenhouse floor area. To compare two proposals, check section type and dimensions, pipe and profile specifications, galvanizing requirements, supplier or manufacturer, height, bay width, bracing, foundations and installation scope. Required wind and snow resistance must be designed for the project location; a photograph cannot replace structural calculations.

Compare options in the greenhouse structure types guide. When ordering a steel greenhouse structure, require an itemized supply and installation scope.

How much does greenhouse covering cost?

The film price in this guide includes installation; do not add the same installation charge again. Covering area includes the roof and relevant walls and is not necessarily equal to land or greenhouse floor area. Determine quantities, overlaps, waste allowances and fittings from drawings and a measured quantity schedule.

Measure roof and wall covering separately from land area.

See the greenhouse covering selection guide for material and installation considerations. For a polycarbonate greenhouse covering, base the price on the specified sheet and fittings.

For film and polycarbonate, check thickness, product specifications, manufacturer, warranty terms, fittings and installation. For glass, the glass specification, mounting system and supporting structure affect the amount; this guide does not provide a fixed glass price. Do not add a covering price to a floor-area construction rate without measuring the actual covering area and checking what is already included.

Greenhouse heating and cooling equipment costs

The heating range spans different options, such as greenhouse heaters, radiant systems and central heating. Selecting the most expensive option is not automatically compatible with the lowest overall construction budget. Specify furnace type and material, burner and heater model, capacity and installation. Capacity selection depends on climate, covering, height and crop requirements.

For greenhouse heating and ventilation, match equipment capacity and model to the project. Separate purchase and installation from energy consumption and routine servicing.

For fan-and-pad cooling, equipment count alone is insufficient. Check fan dimensions, brand, motor specification, shutter-opening mechanism, pad manufacturer and height, pad tank or gutter material, and water circulation. For circulation fans, specify the motor and impeller diameter. Electricity and fuel during operation are separate from equipment purchase and installation.

Irrigation, fertigation and growing-system costs

For irrigation, specify tank type and capacity, pumps, filtration, zoning, piping and nutrient injection. Growing beds, gutters, drainage collection and monitoring in soilless production need their own scope. Obtain an itemized project-specific price rather than assuming these items are automatically included.

An irrigation layout; pump and tank models and capacities need separate specifications.

Review greenhouse irrigation design and installation to define the network and equipment. For soilless cultivation, require quantities and specifications for hydroponic growing beds and equipment as well.

Do costs vary between Iranian provinces and climates?

Yes. Light and temperature influence covering and climate-control choices; wind and snow affect structural design; the crop affects layout and utility requirements; and access to major transport routes affects delivery and execution. Establish the difference from the specifications and quantities of the actual project.

What minimum size does Sadra suggest for considering a commercial greenhouse?

Sadra uses 3,000 m² as its suggested starting point for assessing a commercial project in this guide. This is Sadra’s practical recommendation, not a universal legal minimum or a rule for all crops and provinces. Fixed infrastructure costs, crop, cultivation method, climate and site conditions still require individual assessment.

Soil-based and hydroponic greenhouse costs

Soil-based greenhouse

Define bed preparation, soil conditions, irrigation and crop-specific equipment. The soil-based range assumes minimum equipment; added controls or a different equipment list can change the scope. Tests, soil amendments and excluded items need separate entries.

Growing beds and equipment being installed inside a greenhouse
Include the cultivation system and installed equipment in the quantity schedule.

Hydroponic greenhouse

Growing beds or gutters, tanks, pumps, water and nutrient management, monitoring and installation are relevant cost items. The table alone does not specify the bed model or control level being supplied. Require those details in the quotation and avoid adding irrigation or equipment twice when already included.

Greenhouse construction costs by crop

A crop name alone does not determine construction cost. First specify the cultivation method and required equipment, then quantify the structure, utilities and growing system. Before requesting a crop-specific price, clarify the following with the cultivation specialist.

LimesStructure dimensions and layout appropriate to the crop and equipmentSpace requirements, planting plan and utility specifications

No separate crop-specific tariff is provided here. Estimate each design from its own quantities and specifications rather than transferring another crop’s construction price without matching the scope.

Glass greenhouse construction costs

Separate the price of glass from the appropriate supporting structure, fittings, transport, installation and execution requirements. Comparing a glass-covering price with a complete film-greenhouse construction price compares different scopes. A reliable amount requires the actual glass system and delivery specification. For glass greenhouse design and installation, compare glazing supply and complete construction separately; structural and connection specifications can change the scope of the two offers.

Greenhouse permits and pre-construction expenses

Before execution, find the current official permit worksheet appropriate to the activity, location and project scale in Iran’s National Licensing Portal. Do not use an assumed universal issuance fee. Separate official issuance from design, surveying, technical services, tests and inquiries required for the specific application.

  1. Select the appropriate permit: match the activity, location and scale to its official description; do not apply household-scale conditions to a commercial project.
  2. Prepare application information: assemble land ownership or usage rights, water source, location and project details. These are preparation points; the official worksheet determines mandatory documents.
  3. Separate expenses: record issuance separately from design, surveying, technical review, testing and relevant inquiries.
  4. Use the official application route: follow the process indicated by the portal, including application tracking and missing-document requirements.

Do not assume construction authorization and operating requirements are a single stage. Check the relevant official process for the project stage. Greenhouse approval should not automatically be treated as approval for worker buildings, perimeter walls or other supporting facilities; establish the requirements for each at the location.

Technical review, tests or relevant inquiriesOnly requirements of the specific application, with actual receipts or quotations
Supporting buildings and infrastructureExecution scope and local authorization requirements for each item

Check current issuance amounts and timelines for the relevant project scale. Sadra’s suggested 3,000 m² starting point is not presented as a general permit condition.

Separate supporting construction from recurring expenses

Reservoir construction, worker accommodation, grading, water, electricity and gas connections, and perimeter fencing normally belong to infrastructure or initial investment, not the recurring cost of each growing cycle. Identify which items are included in the contractor’s scope and which need separate execution.

Growing-cycle inputs and consumablesLabor, seeds or seedlings, pesticides, fertilizers, crop strings and drip tapeCycle duration, consumption and purchase or replacement frequency
Operations and maintenanceWater, electricity, fuel, servicing and repairsActual consumption and contracts for the defined period

Record drip tape, crop strings and similar items according to their service life and replacement plan. Some are purchased during initial preparation and again in later cycles. Do not count one purchase in both initial and recurring expenses. A growing-cycle estimate needs stated quantities and a defined period.

For a 10,000 m² project, see the one-hectare greenhouse cost and income guide. To distinguish profit, cash flow and payback, use the greenhouse return-on-investment guide.

Where do installation, transport and site mobilization belong?

Before totaling the budget, establish whether installation is included in the structure, covering and equipment prices. Freight, handling, installation tools, crew accommodation or travel, and site access can require separate entries. The quotation should explain their treatment.

Greenhouse site and frame during covering installation
Installation, material handling and crew access can require distinct scopes.

Use one common comparison schedule listing quantity, unit, brand or manufacturer, specification, supply, installation and exclusions. If an item’s price includes installation or transport, do not count the same cost again. The film range in this guide includes installation.

Checklist for comparing greenhouse quotations

A useful quotation goes beyond one price per square metre. It states quantities, units, models, manufacturers, technical specifications and the limits of supply and installation. Match the scope of two offers before comparing their totals.

Sadra’s indicative range is 3.6–4.8 million tomans for soil-based production with minimum equipment and 4.8–8.4 million tomans for hydroponics, per m² of greenhouse floor area. Compare only defined equipment and specifications.
Price basis: 13 October 2026

How much do 1,000 m² and 3,000 m² greenhouses cost?

At the stated rates, soil-based construction is 3.6–4.8 billion tomans for 1,000 m² and 10.8–14.4 billion for 3,000 m². Hydroponic equivalents are 4.8–8.4 billion and 14.4–25.2 billion tomans. Multiplication does not automatically include excluded work.
Price basis: 13 October 2026

Is the structure price the cost of a complete greenhouse?

No. The structure alone is 2–3 million tomans per m² of greenhouse floor area. Covering, utilities and cultivation equipment need a defined scope. If the total contract already includes the structure, do not add it again.
Price basis: 13 October 2026

How much does film cost with installation, and which area is used?

Film including installation is estimated at 350,000–450,000 tomans per m² of covering. Do not add installation twice. Measure roof and walls from the drawings; that area is different from land area. Clarify fittings and exclusions.
Price basis: 13 October 2026

How much are heating and fan-and-pad cooling?

Heating-equipment guidance is 360,000–3.6 million tomans per m² of greenhouse floor area, and fan-and-pad cooling approximately 480,000 tomans per m². Match method, capacity, specifications and installation to the overall project scope; energy and servicing are separate recurring expenses.
Price basis: 13 October 2026

Does a unit construction price include land, reservoirs, utilities and a growing cycle?

The unit price alone cannot establish that. Land purchase or rent, reservoirs, worker buildings, grading, utility connections, fencing, excluded transport and taxes may be outside the quotation. Record labor, seed, fertilizer, pesticides and other growing-cycle inputs separately. Contract scope determines inclusion.

How much does a greenhouse permit cost?

Check the current official worksheet for the appropriate activity and project scale in Iran’s National Licensing Portal. Design, surveying, tests or technical services are different from issuance charges. This article does not provide a universal permit fee.

What minimum size does Sadra suggest for an initial commercial assessment?

This guide uses 3,000 m² as Sadra’s suggested starting point. It is not a general legal minimum or a rule for all crops. Fixed costs, cultivation method, climate and land conditions still need individual assessment.

How should two contractors’ quotations be compared?

Match quantities, units, structural sections and manufacturer, covering specifications, irrigation pumps and tanks, heating capacity and models, fan-and-pad equipment, and supply and installation scope. Then compare transport, taxes, exclusions, payment, delivery and price validity. A unit price without an itemized scope is insufficient.

Why do greenhouse construction costs vary between provinces?

Light and temperature affect covering and equipment; wind and snow affect structural specifications; the crop affects layout and utilities; and transport access affects delivery and construction. Compare local requirements and the scope of both proposals.

What information should be ready for a project estimate?

Prepare the city and general location, proposed greenhouse floor area, crop and cultivation method, land and water conditions, energy access and required equipment. This enables costs and exclusions to be defined. These tables begin the discussion; a final proposal must be based on the specific project.
